The bank usually wants you to cover at least the additional purchase costs yourself.

Kaufnebenkosten (additional purchase costs)

Grunderwerbsteuer (real estate transfer tax), notary, land register, estate agent – often around 10–15 % of the price, depending on the federal state.

What to watch out for

  • Probezeit (probation period) – many banks wait until it is over.
  • SCHUFA (credit score) – pay bills on time, no unnecessary cards.
